Quality industrial space continues to be hard to find nationwide. The trend is fueled by rapid industry expansion and speed-to-market requirements. Fast-growing companies have little time for the longer process of building to suit. Nor do they necessarily have the expertise. Meanwhile supply chain volatility adds extra pressure.
In the eastern Iowa city of Marion, developers are being proactive. They’ve designed two speculative industrial properties totaling 350,000 square feet, for lease in the Marion Enterprise Center (MEC). The MEC is the premier general industrial park in the Cedar Rapids metropolitan area. It’s located at the intersection of U.S. four-lane Highway 151 and Iowa four-lane Highway 13. The 200,000- and 150,000-square-foot facilities can be subdivided to accommodate multiple medium-sized users or individual tenants.
The certified site is fully developed with all infrastructure. Alliant Energy provides up to 15 megawatts of power with the current substation serving the area.
